What is a bank owned property (REO)?
When a homeowner stops paying their mortgage and the property goes through foreclosure without selling at auction, the bank ends up owning it. These properties — called REOs (Real Estate Owned) — are sold by banks at discounts to investors, because banks aren't in the business of owning houses.
Do I need a lot of money to buy these deals?
No. A core part of the training is funding deals with other people's money — private lenders, hard money and partnerships — so you can buy and flip with little to none of your own cash in the deal. You can also wholesale bank owned deals without ever buying them yourself.
